The rezoning process is starting!
The Stable Brooklyn Community Group’s efforts are starting to pay off. City Planning certified the ULURP application for the proposed re-zoning of the few remaining R6 blocks on the southeast edge of Windsor Terrace (bordering Kensington), in very close agreement with the vision put forth by community residents who participated in the 2005 Community Planning Workshops.
This is a downzoning to protect portions of Caton Place, E.8th Street, Kermit Place, and E. 7th Street from further large scale development by limiting bulk to R5B (33′ height 1.35 FAR); this will include the lot where the two homes were torn down at Kermit and E. 7th. It also protects Caton Avenue by limiting the bulk of any building built there to R6A (FAR of 3.0 for all uses, 70′ height). In addition, it maps a commercial overlay for ground floor local retail and services on Caton Avenue to encourage small business, something workshop participants felt was lacking in the neighborhood.
